North Built sources and registers the opportunities
Opportunities are generated and logged on our platform, which timestamps who sourced what. Attribution is automatic, so there are no disputes over whose opportunity it was.
You receive a granted territory
North Built grants you access to the opportunities in a defined territory. Territory is granted and revoked by North Built — that is the entire management surface. No desks, no floor time, no quotas.
You keep your independence
You work every opportunity under your own brokerage, brand, and license. North Built is your referral source, not your employer.
You pay nothing until a deal closes
There are no per-opportunity charges and no desk fees. When a deal closes, a referral fee flows from the closing brokerage to North Built's brokerage under a broker-to-broker referral agreement. Nothing is owed unless a deal closes.

We're paid only when you close
North Built earns a referral fee out of the commission, paid broker-to-broker through licensed channels, only on closed transactions.
Our share is based on the sale price
The fee percentage decreases as the sale price increases, so larger transactions mean a larger share stays with the agent. The exact schedule is provided in the program agreement.

Referral fees on a real estate commission are paid broker-to-broker under Connecticut and federal law. That single fact defines the two ways to join.
Direct agreement
Licensed Connecticut brokers can enter into a broker-to-broker referral agreement with North Built directly.
Apply, then sponsoring-broker sign-off
Licensed Connecticut salespersons are welcome to apply. Because referral fees are paid broker-to-broker under CT and federal law (CGS §20-325a; RESPA §8), activation requires your sponsoring broker's sign-off — this is how real estate referral compensation works, not a North Built hurdle.
Acceptance
We review each application individually. If your application qualifies, a member of our team follows up by email, and your requested territories are confirmed at acceptance.
Before the brokerage license is live, accepted agents can begin on our platform under NDA. No fee arrangement is promised or collected until the brokerage license exists.
